In 2004, Tisdale auditioned for the role of London Tipton in the Disney Channel television series The Suite Life of Zack & Cody. She eventually lost the role to Brenda Song but the producers of the series decided to cast her in the recurring role of Maddie Fitzpatrick, a teenage candy-counter girl who works in a fancy hotel. The series premiered in March 2005 and ended in 2008. For this performance she won her first award at the UK Nickelodeon Kids' Choice Awards for "Best TV Actress" in 2008.
Although the producers of the Disney Channel Original Movie High School Musical did not initially consider her because of her "good-girl image" on The Suite Life, Tisdale was eventually cast as the popular, narcissistic high school student Sharpay Evans in the 2006 film. High School Musical became Disney Channel's most watched movie that year, being viewed by 7.7 million in its US premiere broadcast. The soundtrack, in which Tisdale contributed vocals for several songs, sold more than 3.7 million copies in the US and became the top-selling album that year. All of the songs featured in the soundtrack appeared on the Billboard Hot 100 chart. This led Tisdale to make music history when she became the first female artist to debut with two songs simultaneously on the Hot 100 chart with "What I've Been Looking For" and "Bop to the Top". High School Musical was nominated for six Primetime Emmy Awards, winning two of them. To promote the film, Tisdale and the cast went on a 40-city concert tour during 2006 and 2007.
Soon after the release of High School Musical, Warner Bros. Records signed Tisdale for a recording contract in July 2006 and she began work on her debut album Headstrong. In December 2006, producer J.R. Rotem confirmed he was producing and writing with her for the album. In contrast to the sound of her songs in High School Musical, Tisdale opted to pursue a more mature sound with R&B, dance-pop and hip hop influences while working on her debut. To promote Headstrong, the song "Be Good to Me" was released to mainstream radios in the preceding month of the album's release as its lead single. Headstrong was released in February 2007 and debuted at number five on the Billboard 200, selling 64,000 copies in the first week. The second single "He Said She Said" became Tisdale's most successful single in the US. A documentary about the album's creation and a three-song music video trilogy were featured on a music DVD titled There's Something About Ashley, released in November 2007. Headstrong was eventually certified gold by the Recording Industry Association of America (RIAA) for sales exceeding 500,000 copies in the US.

Her performance in the film received critical acclaim and the film received two Primetime Emmy Awards nominations. The soundtrack, featuring Tisdale, debuted at number one on the Billboard chart with sales of 615,000 copies, thus making it the fourth biggest week sales for a soundtrack album. The same year, Tisdale was given the voice role of Candace Flynn, a main character in Phineas and Ferb. The show became the most-watched animated series among kids and tweens in 2010, received acclaim by critics and won three Primetime Emmy Awards.
In 2008, Tisdale formed her own production company and named it Blondie Girl Productions. It was also premiered on October 2008 and earned $42 million in its domestic opening weekend, the biggest opening for a musical film as of 2013 and grossed a total of $255 million worldwide. Her performance in the film earned her an MTV Movie Award for "Breakthrough Performance Female" in 2009. She received acclaim from critics; Owen Gleiberman of Entertainment Weekly labeled her one of film's breakout stars, and Mark Kermode said Tisdale was 2008's "best supporting actress".
Tisdale began work on her second studio album soon after she finished promoting High School Musical 3: Senior Year. She said she had been involved in every aspect of the production of the album, from its "guitar-driven" sound to much of the writing process. "It's Alright, It's OK" was the song chosen to precede the album as its lead single; it was released to mainstream radio and digital retailers in April 2009. Tisdale entitled her second album Guilty Pleasure because she connected the songs to her own guilty pleasures. The album was eventually released in June 2009. Described by Tisdale as a "rocker and edgier" album, it generated mixed reviews, with a 54% rating on Metacritic. It debuted at number 12 on the Billboard 200, selling 25,000 copies in the first week; this was significantly lower than the first-week sales for her previous album.
She had vocal roles in animated series during 2010 including The Cleveland Show,Family Guy and Glenn Martin, DDS. In 2012, she had a guest appearance in an episode of Raising Hope and a starring role in a CBS pilot produced by Louis C.K., which was not picked up by the channel. Tisdale was confirmed to be returning as Evans for the spin-off and also serve as the executive producer of the project. Sharpay's Fabulous Adventure premiered on Disney Channel to 5 million viewers in August 2011.
Tisdale and her production company Blondie Girl Productions signed a multiyear production deal with Relativity Media in 2010 to create, develop, and produce films and television series. Miss Advised was the first project in which Tisdale served as the executive producer without also starring on it. In June 2012, The Weinstein Company announced Tisdale was given the leading role in Dimension Films' Scary Movie 5. Starring alongside Lindsay Lohan and Charlie Sheen, she portrayed Jody, a dancer in her late-20s. The film was released in April 2013 and grossed $15 million on its first weekend, making it the lowest-grossing weekend for a Scary Movie film; it was also a critical failure. Tisdale has a recurring role in ABC's sitcom Super Fun Night as Jazmine, an engaged young woman, and guest starred on CBS's The Crazy Ones in 2013. That same year, Tisdale was cast to voice the title character of Hub Network's animated series Sabrina: Secrets of a Teenage Witch.
Four years after the release of her second studio album Guilty Pleasure in 2009, Tisdale, during an interview to MTV in April 2013, said she was inspired to make music again and confirmed that since 2012 she has been recording for her third studio album. She hopes to "surprise people a little bit, [with] something different from what [she has] done before".
